Three ways we operate a home.
Short-term rental operations
End-to-end operation of licensed vacation rentals: permit applications, listing setup, guest communication, cleaning and turnover, maintenance response, and monthly owner statements.
Long-term rental management
Tenant placement and ongoing management for residential leases: rent collection, periodic inspections, repairs, and coordination with local contractors and municipalities.
Private residence care
Scheduled inspections, winterization, snow management, and vendor coordination for homes that owners keep for their own use and visit a few times a year.

Licensed and compliant
We prepare minpaku and simple-lodging (ryokan) permit applications and hold licenses on behalf of the homes we operate, so every property runs on the right legal footing.
On the ground
Local staff and vetted contractors in Otaru, with partner networks in other regions of Japan for homes outside Hokkaido.
Bilingual by default
Owners, guests, tenants, municipalities, and contractors are all handled in English and Japanese by the same team.

Photo-reported visits, sensor monitoring where installed, and clear statements so owners always know what is happening at their property.
